MORE CHANGES TO CAPITOL HOTEL IN MANUKA

On 29 June 2023 the Government approved an application to amend the Development Application for the hotel a third time. The original application was submitted in February 2021. Several changes have taken place since then, including one in November 2022 and the most recent one which was approved on 29 June 2023.  We hope this will be the last change and that work can proceed soon to complete Stage 2.

The main changes are:

  • To increase the maximum GFA for the hotel to 8318 m2 noting that 1537 m2 will be used for purposes ancillary to the hotel;
  • To reduce the area for cinemas on the ground floor to 627 m2, there will be four cinemas, instead of six.
  • Include a maximum 1641 m2 of GFA for public toilets, fire passages and public areas.
  • Basement parking for cinema and hotel valet employees only.

The hotel will still be a six-storey building. The diagram at the top of this post indicates ground floor usage: Yellow- Cinema; Red- Public zone; Green – retail and Blue- Hotel Ancillary. The two restaurants will be on Level One.
